Community Housing Asset Ownership
Housing NSW is in the process of enacting legislation to establish the terms of the Community Housing Asset Ownership transfer program.
The program represents an excellent opportunity for eligible providers to grow their current community housing portfolio, however it is critical to understand the financial implications of the program.
Key issues related to the program include:
- the requirement to leverage the assets in order to fund additional housing projects
- securing debt finance to fund this required expansion
- understanding the impact on the operator's balance sheet
- operators must pay all management, maintenance and stock replacement costs
- eligibility for additional government funding (e.g. NRAS, Social Housing Grant)
